How to start searching for your Toronto home

One of the first steps involved in searching for a Toronto home is understanding what you are looking for in a home and what you can afford. Once you know this you can approach a Toronto real estate agent to help you with your search.

You should familiarize yourself with the Toronto housing market by doing your research. This should include asking your real estate agent lots of questions and doing independent research. Understand both what is happening in the general housing market and what is happening in your targeted Toronto neighborhood.

Start your home search broad; visit a wide range of properties. This will help you get a good understanding of what is out there. This will also help you solidifying what you are looking for in a house. Don’t narrow your search too early, look at different housing styles, configurations and conditions.

Throughout the process you need to be open and honest with your Toronto real estate agent. This will allow them to better understand what you are looking for so that they can show you appropriate listings. As your needs change let them know so that they can adjust what they show you.

After you visit a prospective property, take a few minutes to write down your impressions. This will allow you to better analyze your options. What was your initial impression? When did you see it? What was the Asking price? What did you think about the layout? How about the location? What was the overall condition of the property? Does anything really stand out either positively or negatively?

It is alright to go to open houses without your real estate agent. Just be sure to identify yourself to the agent holding the open house and inform them that you have already signed with an agent. Quite often the agent holding the open house will use it as a way to find other clients. By telling them you have representation they will not waste their time trying to sign you up as a client.

Keep in mind that if you have signed with an agent it is inappropriate and against ethical guidelines for other agents to show you homes.

MLS.ca is a great tool when you are starting your home search, but be aware that what the public sees is usually a couple days old. A hot property could be sold by the time it is made available to the public on MLS.ca. Your Toronto real estate agent has a different MLS site that they access, they will see the properties when they are first listed. Ask your real estate agent to set up a series of automated email alerts so as soon as a property that fits your parameters is listed you and your agent get notified.

It is the agent’s job to build in you the confidence for you to make the right decision when the right house becomes available. It sounds cliché but when the right house comes along you will know it. You just need to be patient.
